Eliza nearing completion

Ceerose expects all full-floor apartments in Eliza to have sold before completion

A flurry of interest in the luxurious Eliza at 141-143 Elizabeth Street has developer Ceerose confident it will have just one full-floor apartment to sell by the end of next week.

Three full-floor apartments sold before Christmas and another two have sold this week, with another two pending exchange. This will leave just one full-floor apartment, and the penthouse, at the 17-storey Eliza, which is scheduled for completion by late March.

The two latest sales were negotiated by Nigel Napoli, a Divisional Director of Savills. Confidentiality agreements preclude Savills from disclosing purchaser details, but full-floor apartments in the eye-catching building have been advertised at $4-Million to 6-Million.

The recent deals bring to five the number of sales in Eliza negotiated by Savills and McGrath since marketing recommenced in December. “We are confident of exchanging on a further two full-floor apartments within days,” said Mr Napoli. “Of all the sales at Eliza to date, four have been to overseas purchasers so the development is receiving international acclaim.”

Eliza has been designed by innovative architect Tony Owen using three-dimensional computer modelling and ‘visualisation’ software. Every floor of Eliza is a different shape and each of the 19 apartments is bespoke.

The lower five levels contain 10 half-floor apartments with two bedrooms, two bathrooms and a study. On the upper levels are eight four-bedroom apartments, plus the three-storey penthouse.

The full-floor apartments are approximately 200sqm with four bedrooms, four-and-a-half bathrooms, their own private lobby, and two car parking spaces. The only remaining full-floor apartment is on Levels 7, for which two parties retain interest at the time of writing.

“Eliza has a unique external character yet its interiors are timeless, capturing the spirit and sophistication of those grand buildings fronting Central Park in New York and Hyde Park in London,” said Mr Napoli.

“Elizabeth Street is acknowledged as Sydney’s dress circle, surrounded by internationally-renowned restaurants, world class fashion boutiques, shopping and facilities. The added bonus for Eliza purchasers is that capital growth of ‘blue chip’ buildings in exclusive locations is more pronounced than for any other form of residential property.”

Every apartment in Eliza is finished to the highest level of detail, with a fireplace, full-height timber-paneled walls and joinery by Porcelanosa,. Kitchens have limestone floors, calcutta marble benchtops and splashbacks, and a walk-in pantry. The appliances are the finest money can buy, including a stove, oven, rangehood, dishwasher and microwave from Gaggenau. The fully-integrated fridge is from Liebher, the double bowl sinks from Abey Quadrato, and the tapware from Gessi Rettangolo.

Some kitchens even have a butler’s pantry and a separate preparation area for catering purposes.

Bedrooms are whisper-quiet havens with walk-in dressing chambers and ensuites swathed in travertine and bedecked with fittings from Gessi Rettangolo and Villeroy and Boch.

A feature of many apartments is a wintergarden, which acts as a climatic buffer zone. Glass concertina doors slide the full length of the balcony, giving residents an adaptable space; open them partially to gain the easterly breeze; open them fully to create a larger outdoors area; or keep them closed to maintain comfort and privacy.

“These apartments are in the heart of the Sydney CBD with Hyde Park acting as its front garden. There are not many major cities of the world that offer apartments with this outlook,” said Hamish Robertson, a Director of McGrath.

The foyer at Eliza is as stunning as the apartments, with a bespoke sandstone wall curved like a crashing wave, Emperador marble floors, laser-cut timber screens and onyx-clad lifts.

A full-floor display apartment is open for inspection on Level 11 from 11am to 12-noon on Saturdays. The 498sqm penthouse won’t be released to the market until it is completed and fully furnished, with price expectations of around $15-Million.
